One of the most significant challenges facing our industry today is the growing number of vacant big box retail spaces. The rise of e-commerce, changing consumer preferences and economic shifts have left many once-thriving retail giants struggling to maintain their brick-and-mortar presence.

However, where some see vacant storefronts, I see opportunity. These large, often well-located spaces present unique possibilities for creative repurposing. Here are several strategies for breathing new life into these vacant big box stores, with a focus on solutions that have proven successful in our region.

1) Mixed-Use Developments

One of the most promising strategies for repurposing big box stores is converting them into mixed-use developments. For example, one of the largest US malls converted into a mixed-use complex is the former Randall Park Mall in North Randall, Ohio with over 2.2 million square feet of retail space. The mall was redeveloped into a mixed-use complex that includes 1,200 residential units, over 1 million square feet of office space and 300,000 square feet of retail and entertainment space.

2) Healthcare Facilities

With an aging population and increasing demand for accessible healthcare, former big box stores are proving to be excellent locations for medical facilities. Their large, open floor plans and ample parking make them ideal for conversion into urgent care centers, outpatient clinics or medical office buildings.

3) Educational Institutions

Another innovative repurposing strategy involves converting big box stores into educational facilities. Community colleges, vocational schools and even K-12 charter schools have found these spaces attractive due to their size, layout and typically central locations.

4) Entertainment and Recreation Centers

With their vast open spaces, big box stores are well-suited for conversion into entertainment and recreation centers. This strategy can help create destinations that draw people back to retail areas, benefiting surrounding businesses.

In Marlborough, a former Sports Authority was repurposed into an indoor trampoline park and family entertainment center. This transformation not only filled a vacant space but also created a new attraction that brings families to the area, supporting nearby restaurants and shops.

5) Data Centers and Tech Hubs

As our reliance on digital infrastructure grows, so does the need for data centers. The robust electrical systems and climate control capabilities of many big box stores make them prime candidates for conversion into data centers or tech hubs. While this strategy is still emerging in our region, we’ve seen successful examples in other parts of the country. As the greater Boston area continues to solidify its position as a tech hub, this repurposing option could become increasingly viable.

6) Warehousing and Distribution Centers

The e-commerce boom has created a high demand for warehousing and distribution centers. Many big box stores, with their large floor plans and loading docks, are well-suited for this purpose. This strategy can be particularly effective in suburban areas with good highway access.

7) Community Centers and Non-Profit Spaces

Repurposing big box stores into community centers or spaces for non-profit organizations can provide valuable services while revitalizing retail areas. These conversions often involve partnerships between local governments, non-profits and property owners.

8) Conversion to Residential Space

Another increasingly popular strategy for repurposing vacant big box stores is converting them into residential spaces. This approach aligns well with the growing demand for housing in many urban and suburban areas, particularly in the greater Boston region where housing shortages have been a persistent issue.

Earlier this year, the Commonwealth of Massachusetts announced the Commercial Conversion Initiative, a new planning program aimed at revitalizing downtown and other commercial areas and spur housing creation.  The planning initiative, based at MassHousing, will assist municipalities in advancing the redevelopment of vacant and underutilized commercial buildings and position properties to take advantage of new capital funding proposed under the state’s Affordable Homes Act. MassHousing has allocated up to $1 million in planning funds for technical assistance funding under the program.

The large, open layouts of big box stores can be creatively reimagined as apartment complexes or condominium units. These conversions often involve adding multiple floors within the existing structure to maximize the number of units. The high ceilings typical of big box stores allow for the creation of attractive loft-style apartments or even townhouse-style units within the building envelope.

This type of conversion not only addresses housing needs but can also contribute to creating more walkable, livable communities. When located in suburban areas, these residential conversions can serve as a catalyst for transforming car-centric shopping centers into more pedestrian-friendly, mixed-use neighborhoods.

However, it’s important to note that residential conversions often require significant investments in infrastructure upgrades, including plumbing, electrical systems and HVAC. Developers must also navigate zoning changes, as many of these properties are initially zoned for commercial use. Despite these challenges, the potential return on investment and the positive impact on communities make this an increasingly viable option for repurposing vacant big box stores in our region.
