A sure sign of Boston’s commercial real estate market gaining steam is the recent move of General Electric Co. from Connecticut to Boston. Chief Executive Jeffrey Immelt joined Boston leaders on May 8 to celebrate the groundbreaking of GE’s new headquarters, which happens to be a $200 million campus project. The 2.7-acre campus is dubbed “GE Innovation Point” and will house 800 GE employees and collaborators in the community. It will run along the Fort Point Channel and will encompass three buildings. Two will be renovated six-story brick warehouses, and one will be a new 12-story glass building. Gensler designed the waterfront campus, and the project is expected to create 1,500 construction jobs. The opening date is planned for sometime in 2019.
The campus has many planned features. Aside from offices and open-air desk space, multiple meeting areas called “convener space,” will allow up to 500 people to meet and learn. A “Brilliant Career Lab” will allow local students to come and discover career opportunities in science, math, technology and more. Floor-to-ceiling glass walls will provide natural light and skyline views.
The campus will also feature 1.5 acres of public outdoor space, including a public dock, outdoor event space and an expanded Harborwalk. In this outdoor space, the GE employees and the public can enjoy a coffee shop, bistro, work lounge and more.
This is a proven sign that while the interior of a commercial real estate site is of main importance, having a relaxing outdoor ambiance could add to the productivity of employees. Having somewhere to go to destress and unwind during a break is an important aspect of modern office space.
What is obvious is that “This isn’t going to be your grandmother’s headquarters,” as Ann Klee, GE’s vice president of Boston’s development and operations, stated.
GE’s relocation to Boston is one sign of a real estate boom, as The Wall Street Journal pointed out, and another is how many people are moving to Boston. The Greater Boston area is adding about 740 people per week to its population, which makes it one of the top growing metro areas in the U.S. People want to live in Boston, which also means people want to work in Boston Metro!
