Amazon’s latest commercial real estate headline in the Boston Metro is its lease of 630,000 square feet of office space in Boston’s Seaport district. The new lease at One Boston Wharf Road is Amazon’s second commitment to the Seaport, following its planned occupancy of 525,000 square feet at 111 Harbor Way.

Neither of these leases will involve currently-available square footage, however. According to the New England Real Estate Journal, both Seaport leases involve new buildings in development. Upon completion of both locations, Amazon expects to add 5,000 technical and corporate jobs to Boston.

The business operations Amazon will bring to the Seaport include Amazon Web Services, Alexa development and support, Amazon Robotics and Amazon Pharmacy. These operations will benefit by Boston’s well-educated workforce and steady stream of college graduates. There’s only one downside: it will take years for the new buildings to reach completion, with the NEREJ projecting a 2024 completion date. It could take another year or so from there for Amazon to reach its hiring projections.

In the meantime, Amazon continues its work on the 3.6-million square foot distribution center in North Andover and its 100,000 square foot delivery station in South Boston. Amazon also occupies the former Necco complex in Revere, with 800,000 square feet. Amazon has operations in Fall River, Stoughton, Everett, Dedham, Milford, Holyoke and Bellingham, and continues to shop commercial real estate in Massachusetts.
