Many of the businesses that I work with are small or moderate sized companies who have a very strict budget. This can make the search for commercial space exceedingly difficult, but it’s my job as their real estate agent to help them find the place that will fit the needs for their business and fit their budgetary limits. Believe it or not, it’s not as difficult to find the right space in Boston’s Metro South area on a budget as you would think.

There are a few search methods and tactics that you can use to ensure that you find the ideal commercial space for your business. As your commercial real estate agent for Boston’s Metro South area, I thought I’d share a few that are effective and should produce the right results:

Look into a co-working space. These work environments are becoming more and more common. It’s less expensive than traditional commercial space, but it also gives you the opportunity to expose yourself to another group of intelligent business professionals that are likely experiencing the same challenges that you are. This can create an excellent support system that you can use to mutually benefit and expand your business model. While this isn’t an ideal scenario, it is cost-effective and will allow you to have an office environment while you’re banking funds for your own commercial space.

Share your office space with other businesses or professionals. If you want to have more ownership of a co-working environment, then you should consider sharing your office. This is an especially interesting idea for those of you who have smaller companies. You can share an office space with an independent contractor or another small company that is in the same boat financially that you are in. You could even wind up benefiting from their services and use one another to promote each other’s companies. Once again, this is a cost-effective and creative way to have a commercial space without breaking your bank account.

When all else fails, hold off on looking. As a commercial real estate agent in Boston’s Metro South area, part of my job is being honest and direct with my clients. If there is a business that I’m working with who can’t financially handle the expense of a commercial space, then I tell them so. It may not be the news that they want to hear, but it is the truth. Working out of your home, in a library or renting a desk are other options for those who may not be 100% ready to take on the responsibility of an office space. If you’re in this situation, you need to remember that this is just a stepping stone. Before you know it, your business will be successful enough for its own commercial space!

If you think outside of the box, then you’ll be able to successfully secure the appropriate commercial space that works for your business within your budget.
